If a tenant seems to be violating a certain policy, the property manager could follow through with the protocol and issue a warning or take action.

  • Hire a record keeper or stay up to date

If you maintain organised financial records regarding property, tenant and rent expenses like employee payroll maintenance and so on, it would be very helpful in calculating the finances. You would get a clear idea of what money is coming in and what goes out. If the property manager is too busy with other work, hire a qualified bookkeeper to record and calculate the financial dealings.

  • Outsourcing is fine

If you do not hire a bookkeeper, the financial paperwork would go for a toss. The repairs of the property should be handled by specialists. At times, there is no other way than to seek professional help. Hence, outsourcing your work, maybe of any type, if needed.

  • Perform routine checks to reduce problem risk

Timely infections would reduce the risk of potential problems cropping up in and around the property. You can inspect all fire or smoke alarms, roof and downspouts, decks, HVAC systems, emergency and fire doors, windows, water lines for laundry purposes and so on.

  • Consider the supply of important property management tools

Each property would have its list of management tools that would include marketing or promotional materials, safety equipment, paper essentials like permits and lease copies. If you have a good stock supply of property management tools, it would help your day to be smoother and reduce last-minute headaches and hassles. An efficient property manager would prepare and keep a list of inventory for various requirements like onsite maintenance needs, emergency essentials and office supplies.

  • Attempt to resolve disputes without involving lawyers

Many tenant disputes could be easily solved by meeting the tenant directly and addressing the issue. You should follow all the property protocols before you think of eviction and call a lawyer. In most cases, issues could be solved informally. Most common issues include late rent payments, noise violations and not conducting repairs on time.
